BACKGROUND:  Virginia Code § 15.2-2306 allows localities to establish Entrance Corridor Overlay Districts along streets or highways that are significant routes of tourist access and are classified as arterial streets or highways by the Virginia Department of Transportation. Albemarle County established an Entrance Corridor Overlay District in 1990. Some of the streets designated as Entrance Corridors do not meet the arterial requirement. (See Attachment A for a map illustrating the arterial street or highway status of the Entrance Corridors.)

STRATEGIC PLAN: Albemarle County envisions a community with abundant natural, rural, historic, and scenic resources. Preserve the character of rural life with thriving farms and forests, traditional crossroad communities, and protected scenic areas, historic sites, and biodiversity.

DISCUSSION:  This is a staff initiated zoning text amendment request. The public will be served by aligning the County’s ordinance with Virginia Code requirements.  The required changes are limited to revising text in County Code § 18-30.6.2, Boundaries of the District. No impacts on affordable housing are anticipated as a result of this amendment.

BUDGET IMPACT: This amendment has no budget impact.

RECOMMENDATION:
